Pioneer School - Delano Union School District
Pioneer Elementary School K-8 Pioneer Elementary School is a modern K–8 educational campus developed to serve the growing needs of the community through high-quality academic facilities and long-term educational infrastructure. The project consisted of the construction of 69 total classrooms, including 40 kindergarten through 6th grade classrooms and 29 classrooms dedicated to 7th and 8th grade students, creating a comprehensive learning environment designed to support students across multiple grade levels.
Area Y-El Monte
Grapevine Development led a transformative public‑private partnership in El Monte, delivering an 87‑unit townhome community that strengthens the city’s downtown and its transit‑oriented growth. Steps from the Metrolink station, the project enhances connectivity while overcoming significant environmental challenges through full remediation and DTSC coordination. Grapevine also spearheaded key state legislation that helped unlock $77 million in investment, reinforcing its commitment to impactful, community‑focused development.
Antelope Vista at Palmdale
Antelope Vista showcases Grapevine’s proven track record of delivering high‑quality, financially resilient housing across Southern California. Vista is designed to capture the growing demand from the Valley’s expanding employment base by offering modern, efficient living spaces tailored to the needs of incoming talent.
Park & University
Through another successful Public-Private Partnership (P3), Grapevine is developing a new 64-unit ground-up residential community in Riverside, California. The project will deliver 10 affordable housing units and 54 market-rate residences, helping expand the city’s housing supply while supporting balanced and sustainable community growth.
