Grapevine Development successfully led a transformative public-private partnership in the City of El Monte, delivering a thoughtfully planned residential community that is helping to revitalize the city’s downtown core. Strategically located steps from the Metrolink station, the project enhances connectivity while supporting transit-oriented growth.
The development features 87 thoughtfully designed townhomes, offering a mix of three- and four-bedroom residences tailored for modern living. Beyond its residential impact, the project addressed complex site challenges, including significant environmental contamination. Grapevine worked in close coordination with the Department of Toxic Substances Control to secure critical grant funding, enabling full site remediation and completion of Phase II environmental clearance. In addition to its development leadership, Grapevine played an active role at the state level, supporting key legislation—including SB 747 and AB 480—to help remove regulatory barriers and advance the project. These efforts were instrumental in unlocking a $77 million investment, reinforcing Grapevine’s commitment to delivering impactful, community-focused development.
